  • What services do you provide with your management?

    Diamond Gulf Rentals manages all aspects of your vacation rental bookings and makes sure your home is ready for guests and for you to enjoy. Our priority is for you to make the most revenue from your investment while we do all the busy work that goes along with managing a rental home. We make sure your home is showcased by having professional photos, professionally written descriptions, and essential marketing to attract potential guests. We take care of all the administration aspects that can weigh down a homeowner who wishes to rent their home. Diamond Gulf Rentals will take care of reservations, payments, sales tax, check-ins, cleaning, general property upkeep, dispatching emergency maintenance, and even hurricane preparations. You the homeowner can rest easy at night knowing your home away from home is being properly managed and cared for while generating the most revenue possible.

  • Am I restricted on the use of my property?

    No, however we do require that all homes that wish to use Diamond Gulf Rentals are year-round rentals and we encourage homeowners to refrain from prolonged use or use during peak rental periods, such as spring, summer, and holidays. This is your home and we want you the homeowner, your friends and family to be able to enjoy your property, however if you plan to only make it available occasionally then your home probably is not right for our program. The more you use your home, the less opportunity we have to get the most revenue for you.

  • What kind of revenue can I expect?

    There are many factors that play into the amount of revenue a home can generate. Specific revenue cannot be predicted or guaranteed. Some of the most important factors are proximity to the beach, private pool, view of the gulf, size of the home and the quality of furnishings. The Destin and 30a areas have a seasonal revenue streams which rates are adjusted for. Our experienced Diamond professionals will provide you with a pro forma analysis of your home before it enters our rental program.   • Do you have age restrictions for guests?

    Yes, we strictly screen and enforce minimum age requirements. The minimum age of a renting guest is 25 years of age, but we go one step further by requiring 1 guardian for every 4 guests under the age of 25. This discourages the use of your home for college-aged young adults. Review our thorough guest agreement

  • Am I charged credit card fees?

    No, our homeowners are never charged fees when guests pay with a credit card. Our goal is to minimize all fees to our owners, so Diamond Gulf Rentals absorbs any credit card processing fees.

  • Am I charged for guest's departure cleanings?

    No, guests pay us for their departure clean. We schedule and pay the housekeepers directly. Our homeowners are never billed for a guest departure cleaning, cleaning supplies or bath / kitchen amenities.

  • How are repairs to my property handled?

    We take proactive measures to maintain your home to avoid potential costly repairs. We provide weekly property inspections to address any maintenance items immediately. If problems arise, we only use qualified, experienced service providers to repair the item. We then inspect their work to ensure it was completed to our highest standards. You will receive communications from us about significant issues that arise and progress of those repairs. You can be involved as little or as much as you'd like in this process. We even send monthly status reports that include photos so you can see your home between your visits.

  • How can I track revenue & rentals?

    Each owner receives monthly statements as well as a login to our online owner page. Through the online portal, you will have access to view past statements and all future bookings. Our system is real-time so you will always see accurate data.

  • How do you secure my home?

    We use a secure, digital keypad lock with programmable guest codes that expire upon departure. Even housekeepers and maintenance crew can be issued one-time or date-specific codes. We avoid using traditional keys so your home remains secure - with a digital system, there is no chance of lost or duplicated keys. We also use smart thermostats that regulate temperature to control humidity and conserve energy.
